Howell of the County of Wilson and State of Tennessee of the one part and James Hayworth of the County and State aforesaid Witnesseth, that for and in consideration of the sum of forty dollars to us in hand paid by the said James Hayworth to the said legatees the receipt and payment whereof with the said legatees do acknowledge and with said legatees our heirs executors or administrators hath this day bargained and sold and by these presents do bargain and sell and convey unto the said James Hayworth his heirs and assigns forever one certain tract or parcel of land situate lying and being in the county of Wilson on the waters of Spencer's Creek containing twenty acres more or less and bounded as follows. Beginning at the north east corner and running east forty poles to a dogwood thence south twenty eight poles to a stake thence west ninety and a half poles to a poplar thence south twenty five poles to a stake, thence thirty and half poles to a stake thence on Hendrick's east line ninety eight poles to the beginning it being a part of said Barnaba Eagans decd tract of land together with all and singular the privileges and appurtenances thereunto belonging or in any wise appertaining to have and to hold the aforesaid tract or parcel of land with all its appurtances to the said James Hayworth his heirs executors administrators or assigns forever. And we the said legatees doth bind ourselves our heirs executors administrators and assigns forever to warrant and defend the aforesaid parcel or tract of land free and clear from us our heirs executors administrators and assigns forever and from all claim or claims demand or demands from any person or persons whatsoever to him the said James Hayworth his heirs and assigns.
